Sales & Purchases

Once your offer has been accepted and we are instructed, we handle everything from pre-contract enquiries through to exchange of contracts and completion. We work proactively to protect your interests and keep your transaction moving forward.

Remortgages

If you are switching lenders or securing a better deal, we liaise with your existing and new lender, carry out any necessary searches, and register the new mortgage against your property efficiently and accurately.

Buy-to-Let

Whether you are expanding your property portfolio or purchasing your first investment property, we guide you from initial enquiries through to exchange and completion, ensuring all legal requirements are met. Our proactive approach keeps your transaction on track, giving you clarity and confidence at every stage.

Leasehold Matters

Leasehold properties require careful review. We can advise on purchasing a leasehold property, extending a lease, or buying the freehold. Many lenders apply restrictions to leasehold properties, so we review the lease terms early — before you commit to surveys or mortgage applications — helping you avoid costly surprises.

Registered & Unregistered Land

We assist in establishing legal ownership by examining deeds and title documents. If land is unregistered or ownership is unclear, we can conduct the necessary searches to help identify and confirm legal title.

Transfers of Equity

If you need to transfer ownership of a property — whether wholly or partially — we can manage the process for you. Where there is an existing mortgage, we liaise with your lender to obtain the required consent before the transfer proceeds.

Chris has worked in residential conveyancing since 2011, initially starting as a legal assistant before progressing to a fee earning role in 2013. He deals with a wide variety of property transactions, acting for both buyers and sellers and guiding them through each stage of the process.

If you are buying and selling a property, then a charge would be made for both the sale and the purchase.  If you are simply re-mortgaging your property or placing a mortgage on a property which is not part of a purchase, then we charge a fixed fee of £900 excluding VAT.

Fee for submitting SDLT online – £75.00 + VAT
TT fee – £40 + VAT
Search fees – Approx £250.00 + VAT
Land Registry Search Fees – £7.00 (no VAT)

The fees quoted are provisional until we receive your instruction.  If we are unable to predict the fees for your case, we will agree with you any additional charge before we engage with you.

All fees and some disbursements are subject to VAT @ 20%.

It would not normally be necessary to undertake other work or incur other costs other than those described above. However, we would we very happy to provide you with a more tailored quote for all stages of your particular case once we know about your specific circumstances.

2. We check that you have funds in place to purchase the property in question
3. Receive and advise on contract documents
4. Carry out searches and deal with any additional planning documentation if required
5. Make enquiries to seller’s solicitor where necessary
6. Provide you with advice on all documents and any information we receive by way of a report on title
7. Meet with you to discuss contracts, transfer and mortgage documents before arranging signatures
8. Draft transfer paperwork
9. Provide advice on joint ownership if applicable
10. Obtain pre completion searches
11. Agree completion date
12. Exchange contracts
13. Arrange for the funds to be received from Lender and you
14. Complete purchase
15. Deal with any payment of Stamp Duty Land Tax post completion where applicable

The time it takes to complete on a property will vary and depends on a number of factors. The average time for a freehold property purchase takes between 12 – 16 weeks. Leasehold properties can take slightly longer as there will be more work involved. Certain factors can affect the time it takes to complete including the number of people in the chain and whether you are a first time buyer.
